Choice Of Service Options Explained:

Tenant Introduction Only:
This is where we find, arrange viewings, select, vet and draw up contractual documents on behalf of the landlord client who wishes to take up the reins of day-to-day management of their property. Our duty ends as soon as contracts are signed by the moving in tenant, keys are signed for and funds are transferred into landlords account.

Tenant Intro & Management Service:
This is where the landlord does not want the stress of day-to-day management or dealing with tenants. They would instruct us to find, assess eligibility as well as take charge for overseeing the day-to-day management issues with their property. This process will involve the following:

  1. Free Rental Market Appraisal and Lettings Advice
  2. Free Advertising on Property Portals Below
  3. All Suitable Prospects Will Have To Pass Our Affordability and Identity Checks
  4. Prepare Household Inventory (*applicable fee payable on instruction)
  5. Obtain Applicable Safety Checks (*applicable fee payable on instruction)
  6. Prepare Appropriate Tenancy Agreement
  7. Hand Over Keys To Tenant & Retain Management Keys
  8. Notify Relevant Utility Providers of Change of Occupancy
  9. Arrange Rental Payment to elected Landlord Client’s acct.
  10. Monthly Rental Payment Statements To Landlord’s Address
  11. Three Monthly Property Inspections To Ascertain Condition of Property
  12. Carry out Repairs With Landlord’s Consent Where Necessary
  13. 3rd Party Rent Protection Facility (*applicable fee payable on instruction)
  14. Serve Required Notices Where Applicable

Non Managed Rent Collection Service:
This is where the landlord instructs us to arrange rent collection service from the tenant and remit payment to elected rental account less agreed processing fee.

Our Fees Structure as Follows:

Fees to: Landlords

Set Up Fee (Landlord Share):                                         @ 4.00%

  • Agree the market rent to find a tenant in accordance with the landlord guidelines;
  • Advise on refurbishment
  • Provide guidance on compliances with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990

 

Deposit Registration Fee:                                             £50.00

Register landlord and tenant details and protect the security deposit with Government – authorised Scheme

Provide the tenant(s) with Deposit Certificate and Prescribe information within 30 days of start of tenancy

 

Arrangement Fee for Works                                           10%

Rent review Fee 

  • Arranging access and assessing coasts with contractor;
  • Ensuring work has been carried out in accordance with the specification of work
  • Retaining any warranty or guarantee as a result of any works
  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenants
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

Renewal Fee (landlord share)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

 

Checkout Fee (landlord share)                                     £200.00

  • Agree with tenants check out date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursements of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items

Court Attendance                                                         £100 fixed fee

Fees to: Tenants

Before you move in: Set up Fee                                       £300

  • Referencing up to two tenants (identity, immigration and visa confirmation, financial checks, obtaining references from current or previous employers / landlords and any other relevant information to access affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenants Fee                                                      £75

  • Processing the application, associated paperwork and referencing

Guarantor Fee                                                                   £150

  • Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Accompanied Check – in Fee                                            £150

  • Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

During Your Tenancy: Amendment Fee                             £75

  • Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Rent review Fee                                                                £100

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Ending Your Tenancy – Checkout Fee                               £150

  • Attending the property to undertake an updated Schedule of the Conditions based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee                                        £75

  • Collating information and preparing a reference for a future landlord or letting agency

Other Fees and Charges                                                   £50 per hour

  • Where actions of the tenants result in the agent (or nominated contractor) attending the property, time to remedy the situation is charging at the prevailing rate

 

Unpaid Rent / Returned payments                                £5/ a day

Letters Sent Requesting Rent                                       £25 each

Professional Cleaning (if required)                               £20 per hour
